​Do I need a home inspection?

​Home inspections help make sure your house is in sales-ready condition or make sure your future home is safe to live in before buying.  In Ontario, home inspections before the re-sale of a house are not mandatory. However, many people still request to have a home inspection.

Is ​Home Insurance Required?

​Home insurance isn’t required by law like auto insurance. However, it’s still a good idea to insure your home. For the most part, banks and lenders require you to have home insurance anyway.
At the end of the day, it’s always nice to have the peace of mind that your home is protected against various tragedies and emergencies. Things like vandalism and natural disasters can be covered in varying capacities by home insurance.  

What about moving costs?

​These vary, depending on the company and the number of movers. It will also depend on the size of the vehicle and the time of the month and year you are moving. It is always recommended to get several quotes! ​Additionally, there’s always the option to move yourself (with a little help from your friends and family)!

What happens on my Closing Date?

​It will be necessary for your lawyer to obtain the money from the mortgage company on the day of closing.
Lawyers often have many deals closing on busy days, and it is often difficult for them to arrange a closing time until later in the day. It is probably not advisable to plan for an early morning move into your new home. Please discuss this with your lawyer.
Your lawyer should be in touch with you within the week prior to closing to arrange an appointment to sign and bring in the necessary closing money (appointment probably day prior to closing).
